Do I Need Planning Permission for Air Conditioning in the UK?
One of the most common concerns before booking an air conditioning installation is whether planning permission is required. For most domestic properties in the UK, the answer is no — but there are important exceptions to know about.
Permitted development for air conditioning
In England, the installation of a split system air conditioner on a house is generally covered by permitted development rights — meaning you don't need to apply for planning permission, provided certain conditions are met. The outdoor unit must not be installed on a wall or roof that faces a highway; the unit must be as unobtrusive as possible; and the total number of units on the property must not exceed two.
When you might need planning permission
Planning permission is more likely to be required if your property is a listed building — any alterations to a listed building require listed building consent. Conservation areas may also have restrictions on where outdoor units can be sited. Flats and apartments may have conditions in the lease or building management rules that restrict installations. Scotland, Wales, and Northern Ireland
Permitted development rules vary across the UK nations. Scotland and Wales have their own planning frameworks, and the thresholds differ slightly. HOA and lease restrictions
Even where planning permission isn't required, some properties — particularly new-build developments and leasehold flats — may have conditions in the lease or managed estate rules that restrict the siting of outdoor units. If your property is managed or leasehold, check with the management company before booking the survey.
