What Boiler Is Best for an HMO?
HMOs (Houses in Multiple Occupation) place significantly higher demand on a heating system than typical owner-occupied properties. Getting the right boiler — and the right controls — is important for tenant comfort, energy efficiency, and your legal responsibilities as a landlord.
Why HMOs need a different approach
Multiple tenants using hot water simultaneously places a far higher simultaneous demand on the boiler than a single family household. A standard 24–28 kW combi that works well in a 3-bed family home will struggle in a 4-bed HMO with 3 bathrooms. Inadequate hot water pressure or temperature at peak times leads to tenant complaints and potential compliance issues.
High-output combi — the most common solution
For HMOs with no cylinder space (a common scenario when converting older properties), a high-output combi boiler — typically 36–40 kW — is the most practical solution. We installed a 36 kW Vaillant ecoTEC Plus in a 4-bed, 3-bathroom HMO; it handles the simultaneous demand from multiple bathrooms without a storage cylinder. This frees up space and eliminates the Legionella risk associated with poorly maintained stored hot water.
System boiler with cylinder — the best solution for high demand
If space allows, a system boiler with a well-insulated cylinder delivers the most consistent hot water performance for large HMOs. The cylinder stores pre-heated water, so flow rates are maintained even when multiple outlets run simultaneously. A cylinder with a thermostat set to 60°C also addresses Legionella risk — a legal consideration for landlords under HSE guidance.
Smart controls for landlords
