Combi Boiler vs System Boiler — Which Is Right for My Home?
The choice between a combi boiler and a system boiler is one of the most common questions we're asked. Both are modern, efficient, and reliable — the right choice depends on your property's size, hot water demand, and available space.
How a combi boiler works
A combi (combination) boiler heats water on demand — directly from the mains supply, with no storage tank or cylinder. When you turn on a hot tap, the boiler fires up and heats the water as it flows through. Combis are compact (typically wall-mounted in a kitchen or utility cupboard) and eliminate the need for a cold water tank in the loft or a hot water cylinder. They're the most popular choice for 1–3 bedroom properties with a single bathroom.
How a system boiler works
A system boiler heats water and stores it in a separate hot water cylinder (usually in an airing cupboard). Because the hot water is pre-heated and stored, multiple outlets can be used simultaneously without a drop in pressure or temperature. System boilers are often a better fit for larger homes with more than one bathroom, or properties with high simultaneous hot water demand. They require space for a cylinder but don't need a cold water tank in the loft.
The case for a combi
Combis are simpler, cheaper to install (no cylinder), and take up less space. Hot water is genuinely on demand — you don't need to wait for a cylinder to reheat. Modern high-output combis (30–40 kW) can serve larger properties with multiple bathrooms, though simultaneous demand is still a limitation. If you're replacing an old system boiler and don't have space for a cylinder, converting to a combi is a popular and practical choice.
The case for a system boiler
If you have 2+ bathrooms that are regularly used simultaneously — or if you're running an HMO where multiple tenants take showers at the same time — a system boiler with a cylinder is likely the better solution. Hot water flow rates are determined by the cylinder and pump, not the boiler's instantaneous output. A well-insulated cylinder also retains heat well, so the boiler doesn't need to fire repeatedly throughout the day.
