What Size Boiler Do I Need?
Boiler output is measured in kilowatts (kW). Getting the right size matters: too small and you'll have weak heating and poor hot water flow; too large and you'll waste fuel cycling on and off. Here's how to match the right boiler to your property.
Rough sizing guide by property
As a starting point: 1–2 bedroom flat or small terraced house — 24–28 kW combi. 3-bedroom semi-detached or terraced house — 28–32 kW combi. 4-bedroom detached or larger semi — 30–36 kW combi. 4+ bedroom property with multiple bathrooms or high simultaneous hot water demand (including HMOs) — 36–40 kW combi or system boiler with cylinder. These are rough guides. The number of bathrooms, radiators, and the age of the property insulation all affect the correct sizing.
Why bathrooms matter for hot water output
A combi boiler heats water on demand — it doesn't store it. The more bathrooms running simultaneously, the higher the demand on the boiler's heat exchanger. A 24 kW combi in a 4-bed, 3-bathroom HMO will struggle to maintain flow rates when multiple showers run at once. We installed a 36 kW Vaillant ecoTEC Plus in exactly this scenario — the higher output handles the simultaneous demand without a cylinder.
When a system boiler makes more sense
If your property has very high hot water demand — multiple bathrooms all in heavy use at the same time — a system boiler with a well-insulated cylinder may deliver better results than even a high-output combi. The cylinder stores pre-heated water, so flow rates don't depend solely on the instantaneous output of the boiler. This is common in larger family homes and some HMOs where space for a cylinder is available.
